A clubhouse-sized bet
on year-round golf.

Golf participation hit a 30-year high and the winters kept getting longer. We built Birdie Bay for the three seasons the public course forgets about — and found out quickly that our members didn't want to leave when it warmed up either.

A Birdie Bay club is a neighborhood third place with a $40 greens fee. Six Trackman-grade simulator bays, bookable in 30-minute slots. A proper bar with ten stools and a food partner parked out back. Weekly leagues, junior academy on Saturdays, couples' night every other Thursday. It's the kind of golf business that doesn't empty out when it rains — because rain is the whole point.

We opened the Tulsa flagship in fall of 2024, hit capacity in eleven weeks, and built a 1,900-member wait list. This is the playbook we've been refining ever since — now it's yours to run.

Q.01Do I have to play golf to own a Birdie Bay?+
No. Half of our best operators don't break 100. You do, however, need to respect the craft — our members can tell the difference between a host who remembers their handicap and one who doesn't.
Q.02How long from signing to grand opening?+
Median 7 months from FA execution to doors-open. Fastest has been 5.5 (a pre-leased space in Fayetteville). Build-out is 90 days, site selection usually takes the longest.
Q.03Can I do a multi-unit development deal?+
Yes, after 12 months of steady operation on unit #1. We offer 3-pack and 5-pack area development agreements with graduated franchise fees (20% off units 2–3, 30% off units 4–5).
Q.04What's the royalty structure?+
6% of gross sales royalty + 2% ad fund contribution. The ad fund is locally-deployable for the first 18 months of each new unit — we know opening is a local story.
Q.05Do you finance any portion?+
We don't directly, but we're on the approved franchise list at three national SBA-preferred lenders. Typical approvals come in 4–6 weeks; we'll make the intros.
Q.06What sizes of market work?+
Sweet spot is 120k–600k DMA with at least 25k households inside a 15-minute drive. Too big and rent eats you; too small and Tuesdays are quiet. We've modeled 230 candidate markets — ask and we'll send the list.
